THE BEGINNING

In the spring of 2024, a group of real estate investors came together and realized that a voice was needed to address issues with local governments and the Virginia General Assembly pertaining to laws that were being passed that directly impact our industry.

In the fall of 2024 the Virginia Real Estate Investors Alliance was created. We are a Virginia non-profit filed as a 501-c6 formed with the express purpose of giving real estate investors a voice on laws in the state.

Who We Represent

A number of Virginia Real Estate investor groups that comprise of thousands of members unite to support the Virginia Real Estate Investors Alliance as a local advocacy organization. By pooling resources and sharing expertise, together we address housing policy, zoning laws, and economic development to foster a thriving environment for investors, property owners, tenants, and businesses.

The Alliance works to provide a voice that previously did not exist and provides representation pertaining to proposed new legislation and laws that impact our industry.

Current Proposed Legislation aimed at our industry

HB2175

Localities will have the ability to enact provisions to limit rent increases that can be charged to tenants

HB2218

Requires landlords to accept rent by any lawful payment method, including credit card, and disallows any fees to be charged for collection or processing

HB2047

Prohibits a landlord from calculating rent rate by using, incorporating, or training an algorithmic pricing device

HB2229

Removes the requirement for tenant to pay rent into escrow prior to the initial court date where tenant alleges noncompliance by landlord

Over the past years, more and more bills aimed at our industry have been passed, many unopposed.

We, as an industry, have not been paying enough attention. We can no longer allow bills, such as the anti-wholesaling law, HB 917, come into effect without making our voice heard. What we do now will affect the legacy we leave behind. If we allow the government to keep whittling away our ability to engage in an open real estate market, what we are working so hard to leave as a legacy may become nothing more than a memory.

Virginia Legislators Meetings

  • The Virginia Real Estate Investors Alliance  meets with legislators expressing interests that impact real estate investors.

  • The Alliance, in a broader effort to represent real estate investors, selectively invites legislators to attend specific monthly meetups with groups the Alliance represents. This allows meetup leaders to offer their members an opportunity to express their views to these legislators.

  • This Alliance coordinates these meetings and provides individuals that represent the Alliance an opportunity to speak on issues the Alliance supports.  These meetings allow legislators to express their interests pertaining to real estate.

We support policies that keep housing affordable and fair for investors, landlords, and tenants.

Keeping Housing Costs Manageable

Oppose laws that increase investor costs, leading to higher rents and fewer rental homes.

Fair Housing Market

Oppose rent control and rent gouging laws that shrink rental availability and favor large institutional investors.

Wholesaling Reform

Advocate for removing licensing requirements that limit property revitalization and reduce housing inventory.

Balanced Legislation

Support policies that prevent corporate monopolization of single-family homes while protecting individual investors.

It’s clear what we stand for. We also want to be clear what we don’t stand for: unethical and unfair practices. We believe in the open market, in providing quality housing, and in fair dealing. Excessive regulation often leads to unintended and negative consequences, even for those it was intended to help.  

By protecting the ability of our industry to operate without excessive government intervention, we will be able to better serve tenants and home buyers by providing quality housing throughout our Commonwealth.
